Standard Real Estate Transaction Inspection

 This type of inspection is the standard inspection performed to identify possible problems with certain systems in a house before settlement.  I'll explain systems and offer maintenance information to my client during the inspection.  Some of the types of inspected systems are, roof, exterior, interior, windows, doors, electrical, plumbing and HVAC.

Premium Real Estate Transaction Inspection

 This is the same inspection as our Standard Real Estate Transaction Inspection but I offer a Thermal Imaging scan of the interior of the house.  This can possibly detect insulation deficiencies or moisture problems.  See 5 7 About Thermography for more information.  I will also perform a non-viable mold test which can determine elevated levels of mold spores in a home.

Home Maintenance Inspection

 This is an inspection offered to home owners to observe a homes systems and make recommendations for on-going maintenance.   This type of inspection is recommended yearly as surprise system failures are not uncommon.  I inspect major systems such as roof, exterior, windows, doors, and HVAC.

Thermal Imaging Inspection

 This is a Thermal Imaging Inspection only that can be performed on the interior or the exterior of your home, or both.  The interior inspection is good to determine if there has been moisture penetration after storms or to find suspected plumbing or roof leaks.  The exterior inspection is good for determining heat loss due to insulation deficiencies.  I can sometimes determine if there is heating or cooling loss in the air ducts due to poor connections or duct insulation failure. 

Pre Listing Inspections

 This inspection provides the current home owner with information that can help identify structural, mechanical and safety problems before the property is listed. 


Non-Viable Mold Testing

 This inspection provides a visual inspection to determine if there are "red flag" areas and a minimum or two air air samples ( interior and exterior ) to determine if there are elevated levels of mold spores in the home.  This is the first and least expensive step in the mold remediation process.

 I follow the NAHI Standards of Practice and Code of Ethics to conduct any inspection.  All inspections are limited to visual observation at the time of the inspection and I cannot make determinations on any systems life expectancy.   5 4 Contact us for details.
